Epstein's Redevelopment...70,000 sq. ft. of Retail

The Epstein's Rehabilitation Plan is comprised of several partners including the Levine family, Woodmont Properties, Roseland Property Company, and The Morristown Parking Authority. This smart growth, mixed-use re-development project is fully approved and represents a text book example of infill re-development in New Jersey. Making the most of the historic setting on the Morristown Green, this development combines luxury living with first class retail, and a 795-car public parking facility, to create a signature property in Morristown. The Rehabilitation Plan includes three city blocks ranging from West Park Place to the North to MacCulloch Avenue to the South. The center piece of the project is the fabulous 40 Park, a 76-unit, luxury condominium building fronting on the Historic Morristown Green. 40 Park also includes over 55,000 square feet of new retail space. Directly adjacent to 40 Park, The Metropolitan is under construction. The Metropolitan includes 130 luxury rentals that will be the standard for apartment living in Morristown. Also in development is a 36-unit condominium loft building. This loft-style building will sit over 6,000 square feet of retail. In addition to the residential units and retail space, the Morristown Parking Authority has completed a LEED certified office building on Maple Avenue. The Vail Mansion is a historic landmark originally built for the first chairman of AT&T, Theodore Vail, in the 1920s. Dover Park of Commerce - FedEx Ground...150,000 sq. ft

In 2001, after a competitive Request for Proposal process, Woodmont Properties was designated by the Town of Dover to redevelop its 75-acre former North Sussex Street Landfill. The Town’s municipal landfill, unused for nearly thirty years, was never formally closed and remained an untapped resource for the Town. Needing the resources of a private developer to absorb the cost to close the landfill, the town selected Woodmont to close the landfill and redevelop the property as a means to create jobs and ratables for the community. After steadfastly working closely with the Town and the New Jersey Department of Environmental Protection for approximately five years, Woodmont obtained full regulatory approval for the closure and redevelopment of the property.
Phase I of the Redevelopment Project, in a Joint Venture with Scannell Properties of Indiana, included the approval and construction of a 150,000 square foot build-to-suit FedEx Ground distribution facility. This first phase received final approval in September 2005, and broke ground in November 2005. FedEx Ground took occupancy in June 2006 with full operations began in October of 2006.

The Highlands at Morristown Station is a prime example of the success in public/private partnerships which include NJ Transit, the Town of Morristown MPA, Woodmont Properties and Roseland Property Co. It will be the first Transit Village residential project approved in New Jersey and will contain 219 luxury rental apartments. This new community will be developed on an existing NJ Transit parking lot only steps away from the Morristown Train Station, with its Manhattan Midtown-Direct service to Penn Station. The luxury community will include a four-story elevator building and a 740 car parking garage serving residents as well as NJT commuters. Additionally, 8,000 sq. ft. of retail space will be available. The groundbreaking for this fully approved project took place in March 2008. Now available for occupancy. |

In 2005, Woodmont Properties and joint venture partner Roseland Property Company were designated by the Borough, after a competitive Request for Proposal process, to redevelop the Borough’s Transit Village property comprising approximately 12-acres. Woodmont was selected because of its redevelopment experience and focused adherence to the Borough’s requirements regarding varied housing types, the inclusion of a commercial element and road network design. Perhaps most importantly, the Borough appreciated the way in which Woodmont’s design sought to open itself to the existing community. The project, as currently designed, includes approximately 200 residential units (a mix of town homes, duplexes and condominiums), 9,000 square feet of retail, 7,000 square feet of professional offices and a community center. |

Battlefield Office Park at Freehold is a 46-acre office park located on Business Route 33 and approximately ½ mile west of Route 9. Because of Woodmont’s real estate development experience, the former property owner sought out Woodmont to joint venture the entitlement and ultimate build-out of this formerly undeveloped property, and although prior ownership anticipated a full build-out of approx. 200,000 square feet, Woodmont was successful in receiving approval for an eleven building office park totaling 293,000 square feet. The buildings, both one and two-story, range in size from 10,656 to 50,000 square feet and accommodate users as small as 1,200 square feet.
Battlefield Office Park at Freehold will appeal to professional service firms in the area. As the County seat, Freehold is home to the Monmouth County government and courts and host of ancillary legal and professional services firms. The property is located across Route 33 from the Freehold Raceway Mall and approximately 2.5 miles north of CentraState Hospital, an expanding 263 bed, full-service community medical center. The Park provides an excellent location with superior accessibility from both the NJ Turnpike and Route 9 via Route 33 (the major east-west arterial roadway).

Woodmont at Butler Township is a proposed 200+ acre mixed-use rural development located in Butler Township, Pennsylvania roughly 15 miles from Wilkes Barre and at the junction of Routes 80 and 81. Seven individual sites are designed to take advantage of the rural setting. The proposed communities are designed to take advantage of scenic vistas of the valley and the surrounding preserved lands. The homes will be serviced by public sewer and water. Three proposed retail centers are situated on State Route 309. Butler Village will feature over 50,000 square feet of retail services which might include a restaurant, supermarket, convenience store, or other neighborhood services. Sunnyside and Woodmere Plazas feature retail sites for uses such as a bank or fast food services and will have drive thru access. Four residential communities offer a variety of homes. Butler Village, a 76 acre parcel will encompass 34 single family homes, 608 condominium units and 112 town homes as well as a clubhouse, tennis courts and basketball courts. Butler Square is the proposed site for rental homes of roughly 290 units. Honeyhole will have roughly 60 single-family homes for entry level home buyers or active adults. Butler Commons is the proposed site for 210 town homes as well as a community center featuring amenities such as a swimming pool and/or tennis courts. Regulatory approvals are ongoing.

The final segment of the Dover Landfill Redevelopment is a 59,000 square foot, 3-story, Class A office building designed by Rotwein and Blake. There will be 265 parking spaces serving the office building. Phase II serves as the perfect compliment to the FedEx Ground facility creating new tax ratables and many new jobs in the Dover area.
