150,000 sq. ft. of FedEx Distribution Facility
In 2001, Woodmont Properties was designated by the Town of Dover to redevelop its 75-acre former North Sussex Street Landfill. The Town's municipal landfill, unused for nearly thirty years, was never formally closed and remained an untapped resource for the Town. Needing the resources of a private developer to absorb the cost to close the landfill, the town selected Woodmont to close the landfill and redevelop the property as a means to create jobs and ratables for the community. After steadfastly working closely with the Town and the New Jersey Department of Environmental Protection for approximately five years, Woodmont obtained full regulatory approval for the closure and redevelopment of the property.

Phase I of the Redevelopment Project, in a Joint Venture with Scannell Properties of Indiana, included the approval and construction of a 150,000 square foot build-to-suit FedEx Ground distribution facility. This first phase received final approval in September 2005, and broke ground in November 2005. FedEx Ground took occupancy in June 2006 with full operations in October of 2006.
